- What is the application process?
- A prospective tenant may fill out an application after viewing the interior of the property with a leasing agent. Once the application is approved (approx. 48hrs) an appointment must be scheduled to sign the lease. The lease must be signed within three (3) business days of approval or the deposit may be forfeited. The deposit is due, in full, with the application. The first month’s rent is due when you pick up your keys. see: direction's for filling out an application

- How much is the deposit?
- All deposits are equal to the monthly rent and are refundable if your application is not approved.
- How long can you hold a property with an approved application?
- No more than 2 week
- Do you accept personal checks?
- Yes, but the deposit, application fee, and first month’s rent must be a money order or cashier's check.
- How much is the first month's rent?
- If the lease starts on the 1st day of the month a full month's rent is due. If the lease starts on the 2nd day through the 15th day of the month a pro-rated rent is due. If the lease starts on the 16th day through the last day of the month a full month's rent is due upon move-in, however, on the 1st day of the following month only the pro-rated rent for the move-in month is due.
- What does “no pets” mean?
- No dogs or cats, other pets are considered on a case by case basis.
- What does “small pets” mean?
- Pets less than 15 lbs. are okay. (no puppies or kittens)
- Do you accept housing?
- Yes, many of our properties accept housing. Check to see if the property listed has a “yes” next to “section 8”

- When is rent due?
- Rent is due the 1st of every month.
- What happens if I am late with my rent?
- Failure to pay rent by the 5th will result in a $75 late fee.
- What if I need to move before my lease expires?
- The lease contains language that outlines the steps required for Assignment of Lease. The process begins with the tenant submitting a written request seeking permission to release the property. If permission is granted the tenant is then required to complete the Procedures for Assignment of Lease form and pay an administrative fee of $300 or an amount equal to one-half of the monthly rent, whichever is greater. At that point, our office will cooperatively work with the tenant to find qualified replacement tenants. Any advertisement of the property in the local newspaper, and the associated costs of said advertisement, will be the sole responsibility of the tenant. All showings will also be the responsibility of the tenant. Anyone interested in the property must submit an application and be approved by our management office. - What is the penalty for breaking a lease?
- The amount of unpaid rent, due through the remainder of the lease term, will be reported to the credit bureau and will be reflected as negative credit on your credit report.
